services can be retained to provide only the lease-up of a property,
or to provide complete management services including lease-up and
on-going management.   The following is a summary of some of
our available services depending of the level of service you select:

  • Tenant Screening - We carefully screen each applicant by
    doing a thorough background check, including a credit check
    before we allow the tenant to occupy your property.  We also
    may do a unlawful detainer search (FED-Eviction Report),
    reference checks, employment verification, and other
    inquiries as necessary.
  • Marketing - We promote your property with an on-site sign if
    allowed, inclusion in our website, website advertising, and
    through tenant placement network.  We provide classified
    advertising for our company in a local newspaper to attract
    tenants.
  • Lease Forms - For all of our client's properties we provide the
    most up-to-date leasing and rental forms available.
  • Property Inspections - All properties can be inspected on a
    specific schedule.  There is an initial inspection at the time the
    property is placed under our management or when there is a
    change of tenant.  There can be periodic exterior inspections
    and an annual interior inspection of all properties.
  • Accounting - A computerized statement of expenses and
    income for each property is provided to the owner on a
    monthly basis.  All funds are maintained in a trust account at
    no cost to the client.
  • Maintenance and Repairs - We can arrange for and supervise
    all authorized maintenance and repairs if that is one of the
    services you would like.  We hire only the most qualified
    personnel who are insured and licensed (if necessary).  WE
    are your ohana here on Hawai’I Island to care for your
    investment like it was our Auntie’s.
