One-time Rental Service
- Develop a list of features and benefits of your property to use in advertising.
- Advertise through local newspapers and local rental prospect networks and
place your home on our web site of available properties for rent.
- Update you with any changes in the market conditions in your area.
- Suggestion changes to your property to improve marketability to tenants or
protection of property.
- Arrange and accompany showings of your property to prospective tenants.
- Represent you to help negotiate the best possible price and terms.
- Collect security deposits and first months rent (advise whether we can take
credit cards)
- Credit screening & we may call the past landlord(s), if deemed valuable.
- All this information is given to you to help you make an informed decision
as to whether or not you should rent to a new prospective tenant.
- Execute rental/lease agreement.
- Conduct move-in inspection of the property.
- Collect & Security Deposits up-front.
- Recommend required maintenance.
- Turn over original document and funds to you.

If you prefer to handle the day-to-day management of your property
yourself, but you do not have the time or availability to market and
show your property we offer a one-time rental service which includes
the following:
We then turn the day-to-day management back over to you. Our fee for
less plus an advertising allowance of $200, which we collect at the time
you engage our firm.
Please call me if I can answer any other questions or if you would like to
start the process to have us get a new tenant who can make the
transition from the current one without a vacancy. IF your current
tenant will allow us to show with a 24-hour notice vs. a 48-hour notice,
which the tenant landlord law allows them, we would really appreciate it.
We would like to have access as soon as we get our agreement signed
for the needed photo shoot. We can also do the move-out inspection of
the property for the consideration of the advertising allowance above.
